Here’s the step by step process on how to become a real estate agent in the Philippines.
Step 1: Find A Real Estate Company
The first thing you need to do to become a real estate agent in the Philippines is to find a real estate company. In my case, I am with DK Realty. The easiest way to find a real estate company is through Facebook Group. Find some real estate listing like a house for sale, and contact the person who posted it. Coz I’m sure that a particular person is from a Real Estate Company. Also make sure, that the person who posted that real estate listing is just from your city or just live nearby.

Step 2: Attend A Real Estate Seminar
After you finally contacted someone from a real estate company. The next step you need to do is attend the seminar or their orientation. The real estate company will arrange this for you. You need to attend the seminar to learn everything about real estate. Like, do’s and don’ts on real estate, ways on how a real estate agent makes money, how to market real estate properties, etc.
The seminar duration is usually between 2 – 5 hours. It depends if they will also include some training and strategies to do real estate.
Step 3: Attend Real Estate Agent Training
The level of your earning is the level of your learning. If you want to make a lot of money doing real estate, you need also to get through a lot of seminars where you can learn all the necessary stuff. From marketing strategies, closing a deal, and everything that it takes for a real estate agent to become successful.
Seminars are usually free from the company. But if you want some really advanced real estate training there are also paid ones.
Step 4: Apply What You Have Learned
Start with what you have, with what you can and never be satisfied. (From Les Brown) If you really want to succeed in doing real estate ( as a real estate agent), you need to trait it as your own business. What I mean by that is, make it a part of your daily routine. You are independent in doing real estate. No one’s going to force you up to make a sale or give you a sales quota. My point is you’re on your own, you’re the only one that could convince yourself to make a sale.
Step 5: Never Stop Learning
Along the way when you’re doing real estate, you will also learn from your experiences. Like handling clients, assisting them in their requirements, etc. But if you really wanted to make real estate as your full-time career. I suggest you should always be hungry for learning. Learn how to maximize social media for real estate. Learn how to do google ads, Facebook Ads, or launch your own website.

This Is The Real Estate Agent Qualification
At least a high school graduate, a person with willingness and determination to learn. I think that’s the only line that they told me when I ask them about the real estate agent qualification. (From My Company, DK Realty) But I think it will depend on the standard of Real Estate Company where you are going to apply.
So just ask them, explain to them why you are qualified in case your educational background cannot bring you there. Becoming a real estate agent is all about selling, if you have that kind of skills who can sell, then I know for sure, you will qualify.
This Is How Real Estate Agent Make’s Money
A real estate agent makes money through earning a commission from a sale, no sales means no money. Real estate agent makes money through brokerage, rentals, and from developers like Camella Homes and rental units. You will get a gross commission of 3% of the total amount of the property that you have promoted.
It actually 5%, 2% will go to your real estate company. Don’t worry, it will be all discuss on your “real estate agent seminar”, how everything works. The commission rate will also depend on the real estate company. Some real estate companies will give you more rewards when making a lot of sales from a given period of time.
You will also earn money when you refer someone to your company and become a real estate agent too. You will earn a certain percentage from the total sale of your referred agents.
